Malaysian property market set to reap lucrative rewards for investors

Tree Houses in Koro : Living off the Grid within Nature’s Bounty

On May 6, 1789, after the Mutiny, Cap­tain Bligh man­aged to find the time to observe “the island of Koro is of good height… Noth­ing can exceed its beauty. I place it in 17° 11“S.” His first impres­sions were cor­rect – it does indeed lie at 17° 11“S and it is exceed­ingly beautiful.

Koro is a dor­mant vol­canic Island cov­ered in lush trop­i­cal for­est and sur­rounded by coves and beaches. Though eas­ily acces­si­ble by weekly flight from main­land Fiji, or via var­i­ous nau­ti­cal routes, it is still largely undeveloped.

In Fiji 9% of island land is ear­marked for free­hold for­eign own­er­ship, afford­ing early bird West­ern­ers a chance to buy a slice of Par­adise at emerg­ing mar­ket prices. Later as infra­struc­ture fol­lows the inevitable flow of enlight­ened émigrés seek­ing the trop­i­cal good life, prices will be marked up markedly.

There are builders in Fiji and Koro who can work to your spec­i­fi­ca­tions, but there are a num­ber of things you need to be aware of first. There are no grids. Water comes directly from the roof, or clear springs and streams. Gen­er­a­tors are frowned on, since they emit noise and other pol­lu­tion, and solar pan­els – elec­tric and direct water — plus deep-storage bat­ter­ies are used to pro­vide light, and power for appli­ances. Gas bot­tles are imported by boat, as must be any fancy food you want for cook­ing. For­tu­nately the inter­net and tele­coms have come to Koro, and you can order sup­plies to be sent from main­land del­i­catessen supermarkets.

Activ­i­ties on Koro include sun­bathing on white sand beaches, swim­ming and div­ing, and fish­ing and sail­ing on crys­tal clear water. (The end of the Great Bar­rier Reef extends to Fiji pro­tect­ing it from poten­tial Tsunamis and pro­vid­ing a haven for a huge range of trop­i­cal fish.)

A grav­elled road runs around the island, along the coast, pass­ing through 14 main vil­lages. Being part of a for­mer British Colony the legal sys­tem is sim­i­lar to ours, and the locals are used to English-speaking for­eign­ers, see­ing as their clos­est major neigh­bours are Aus­tralia and New Zealand.

Australian Land Prices Rising

Research com­piled by DSR Asset Man­age­ment shows that land con­tin­ues to be a sound investment.

Cit­ing the Aus­tralian Hous­ing Indus­try Asso­ci­a­tion, Mar­tin Fos­ter, Risk Ana­lyst at DSR Asset Man­age­ment says that “we have seen a sus­tained increase in enquiries for our Aus­tralian invest­ments in land over the past few months”

The Hous­ing Asso­ci­a­tion of Aus­tralia reported that the “cost of land across Aus­tralia is increas­ing” chief Econ­o­mist Harley Dale said “an increase in median land prices in the March 2009 quar­ter poured fur­ther cold water on ‘doom and gloom’ assess­ments for 2009” .

The awe-inspiring rebound in Canada’s hous­ing mar­ket just keeps rolling along,” said BMO Cap­i­tal Mar­kets deputy chief econ­o­mist Dou­glas Porter.

National home sales soared 18 per cent, year-to-year, in the third quar­ter to a total of 135,182 units, on an unad­justed basis, and aver­age prices rose 13.6 per cent in Sep­tem­ber from a year ear­lier to $331,602.

Sea­son­ally adjusted home sales activ­ity now stands 48 per cent above the low reached in the fourth quar­ter of 2008, The Cana­dian Real Estate Agency (CREA) reported, a fact that might have prompted Canada’s major banks to hike mort­gage costs this week to a posted five-year fixed rate of 5.84 per cent.

At the same time, Sep­tem­ber list­ings of homes for sale posted the largest decline in more than six years and are down 16 per cent from one year ago, result­ing in a very healthy imbal­ance in sup­ply and demand.

Firm­ing home prices and an improv­ing eco­nomic envi­ron­ment should even­tu­ally lure back more sell­ers and restore a health­ier mar­ket bal­ance,” said Mar­tin Fos­ter of DSR Asset Man­age­ment, “but for now expect con­tin­ued upward pres­sure on prices.”

Australian Visa Law Changes Set to Enhance Property Market

Recent devel­op­ments in Aus­tralian law means that from today immi­grants in Aus­tralia that hold 410 visas will be able to work with­out restric­tion. From today the cap will be lifted that only allows immi­grants who hold 410 visas to work for twenty hours or less.

Aus­tralians look­ing to invest are shun­ning shares and look­ing to invest­ment prop­erty to gen­er­ate wealth. Despite an 18% rise in the S&P ASX200 share index from Feb­ru­ary 2009 to June 2009, the num­ber of peo­ple own­ing shares has con­tin­ued to decline.

Con­versely, recent data from the Aus­tralian Bureau of Sta­tis­tics shows that invest­ment prop­erty loans in May increased 2.4 per cent. He con­tin­ued to say that “There is an under­ly­ing sense that we have seen the worst of the recent prop­erty slow down, sen­ti­ment is: things will not get any worse. Global investors are recog­nis­ing Aus­tralia is amongst the first to be emerg­ing from the reces­sion and they are invest­ing accordingly”

The fig­ures from the Aus­tralian Bureau of Sta­tis­tics also show that this rise demand for invest­ment loans is backed by a 2.3 per cent rise in the value of home loans. A clear indi­ca­tion that free mar­ket eco­nom­ics are work­ing well.

Australian Property Market set to soar in 2009

News has just been released that the Aus­tralian econ­omy and prop­erty mar­ket con­tin­ues to recover. The Aus­tralian news­pa­per reported that auc­tion clear­ance rates were sig­nif­i­cantly up on last years fig­ures through­out the coun­try. Hotel Groups buy in Australia

DSR Asset Man­age­ment report that Investors large and small are flock­ing to Aus­tralia look­ing for invest­ments with secu­rity and good returns.

In one of the few hotel trans­ac­tions to occur in Aus­tralia 2009, the Hol­i­day Inn Ade­laide has sold to Malaysian group, Hotel Grand Chan­cel­lor, for approx­i­mately $35million.

“Despite the cur­rent eco­nomic cli­mate, the Ade­laide hotel mar­ket has con­tin­ued to per­form well rel­a­tive to other cap­i­tal cities,” said Mark Dur­ran of Jones Lang LaSalle Hotels’ “With these solid mar­ket fun­da­men­tals, the pur­chaser was attracted to the re-positioning poten­tial the hotel offered though a refur­bish­ment and expan­sion of the guest room inventory.”

The sale of the Hol­i­day Inn is one of just a few major hotel trans­ac­tions in Aus­tralia to occur this year. To-date there have been total hotel sales of $366million with the most notable deals includ­ing the Court­yard by Mar­riott North Ryde, Hyatt Regency Ade­laide and Park Hyatt Can­berra, all of which were nego­ti­ated by Jones Lang LaSalle Hotels.

Canada’s Housing Market is awe inspiring”

The awe-inspiring rebound in Canada’s hous­ing mar­ket just keeps rolling along,” said BMO Cap­i­tal Mar­kets deputy chief econ­o­mist Dou­glas Porter.

National home sales soared 18 per cent, year-to-year, in the third quar­ter to a total of 135,182 units, on an unad­justed basis, and aver­age prices rose 13.6 per cent in Sep­tem­ber from a year ear­lier to $331,602.

Sea­son­ally adjusted home sales activ­ity now stands 48 per cent above the low reached in the fourth quar­ter of 2008, The Cana­dian Real Estate Agency (CREA) reported, a fact that might have prompted Canada’s major banks to hike mort­gage costs this week to a posted five-year fixed rate of 5.84 per cent.

At the same time, Sep­tem­ber list­ings of homes for sale posted the largest decline in more than six years and are down 16 per cent from one year ago, result­ing in a very healthy imbal­ance in sup­ply and demand.

Firm­ing home prices and an improv­ing eco­nomic envi­ron­ment should even­tu­ally lure back more sell­ers and restore a health­ier mar­ket bal­ance,” said Mar­tin Fos­ter of DSR Asset Man­age­ment, “but for now expect con­tin­ued upward pres­sure on prices.”

Canada’s hot hous­ing mar­ket may have more room to run as buy­ers scram­ble to lock in at low rates, but a lack of sup­ply is dri­ving up prices. Enquiries for DSR’s land plots and homes in and around Mon­treal are at record levels.

The head of Cam­bo­dian Pub­lic Bank, Phan Ying Tong, told the Phnom Penh Post on Tues­day that although Cambodia’s prop­erty mar­ket is “still strug­gling” he is look­ing for improve­ment. “..in about six months.”

Mean­while The Jakarta Post is report­ing today that the prop­erty mar­ket is still falling in Singapore.

Stocks, all other things being equal, are an invest­ment lever­aged to the value of their under­ly­ing product.

For any busi­ness, as the price that can be charged for a prod­uct rises, the profit mar­gin rises disproportionately.

This is because there is always a fixed cost ele­ment to a company’s oper­a­tional costs that acts as bal­last on the neg­a­tive side of the bal­ance sheet, and when prices rise that company’s ‘dis­pos­able income’ ie profit avail­able for re-investment and pay­ing div­i­dends, rises very sharply as a % of turnover.

Of course, when the process goes into reverse, the effects can be dev­as­tat­ing on share price. The price-time path of home­builder Tay­lor Wim­pey (TW) shows a dev­as­tat­ing 2 year decline. How­ever, the chart is show­ing fur­ther signs of bottoming.

British Land (BLND), like TW is largely an inventory-based con­glom­er­ate, whose core busi­ness needs no expla­na­tion. British land is what UK home­builders build on.

How is BLND far­ing? Broadly speak­ing they have fol­lowed the same path as TW, While British Land is test­ing the lows of 2000, Tay­lor Wim­pey is below the prices seen for the entire chart – apart from maybe the very low­est point of 1992. Over the longer term British Land has fared much the better.

In another essay I argued that the say­ing ‘Safe as Houses’ did not become an accepted par­a­digm overnight, but rather through many decades of real expe­ri­ence of fluc­tu­at­ing markets.

Mean­while all the dri­vers are in place for a global search for quality.

The new par­a­digm is glob­al­i­sa­tion, and our children’s chil­dren will be liv­ing under a much more inter­na­tional if not uni-national polit­i­cal construct.

National bound­aries will no longer be the imped­i­ment to move­ment they once were, and the search will be inten­si­fied for the best places on Earth, bid­ding up prices like old antiques at auc­tions. This would sug­gest that best way to take the long view of the prop­erty mar­ket is to invest in prime coastal and lake­side land.

His­tor­i­cally, build­ing land does bet­ter than homes, just as BLND has held up bet­ter than TW. At the height of the boom UK houses with large gar­dens suit­able for sub­di­vi­sion into smaller plots for build­ing were sell­ing for mul­ti­ples of sim­i­lar homes stand­ing on just their own footprint.

Putting together the land and glob­al­i­sa­tion argu­ments, we think per­haps the best way to take the long view of asset appre­ci­a­tion in real estate is to invest in prime coastal and lake­side land worldwide.

The Cam­bo­dia prop­erty mar­ket is an absolute phe­nom­e­non, fuelled by the num­ber of major busi­nesses being attracted the phe­nom­e­nal growth in Cambodia’s econ­omy. Cam­bo­dia prop­erty is grow­ing in value by around 25% per year, based on peo­ple who have bought a Cam­bo­dia prop­erty and sold 6 months later for 12% more than they paid for it, and peo­ple who have bought a Cam­bo­dia prop­erty and sold just under a year later for 24% more than they paid for it.
