It was not until July 1997 that median house prices in the UK broke the 60K bar­rier, hav­ing lan­guished for sev­eral years in the 50K’s. Prices were 50% higher 4 years later, and over 100% higher 2 years after that. Finally when the bub­ble peaked in mid 2007, prices had jumped by over 200% — to £184,000. Since then we have dropped back to a low of £150,000 early this year, with some improve­ment seen lately.

‘Safe as Houses’ was a say­ing before this last hous­ing bub­ble peaked and burst. Now peo­ple have been shocked into ques­tion­ing this old par­a­digm. How­ever, just as a few decent sum­mers should not be taken as con­fir­ma­tion of Global Warm­ing, so a few bad months or years for estate agents should not be extrap­o­lated into a sit­u­a­tion where nice homes become unde­sir­able per se.

For sure prop­er­ties in run down or over­priced city cen­tres may lose some, or as in the case of Detroit USA – all of their value. But peo­ple will always want to live, work and vaca­tion in com­mer­cially thriv­ing or nice places.
